Well, it’s been a crazy three weeks! My daily routine has been: wake up, get dressed, drive to our project house, work all day, come home, shower, eat, sleep, repeat. There has been so little time for anything else, and my weekly newsletter has been on hold until now. The great news is, we are done! The house is done and it looks amazing. It is now listed for sale and real estate agents are bringing homebuyers in to check it out!!
I know I talked a great deal about all the ways to remove excess from the property, but the last few weeks have been all about bringing in the essentials. New double pane, energy efficient windows as well as a new HVAC system were installed. New vinyl plank flooring was laid throughout the house, and new countertops in the kitchen and bathrooms added so much pretty to the place! And… I can’t say enough about lighting! The dining room fixture created the inspiration for every other decor decision, and the gold and glass pendants in the kitchen are gorgeous! If you’ve been wondering how to add a big impact on a relatively small budget, could I please suggest new light fixtures!?
Outside, the property became so inviting with plants. I’ve lived within a few miles of V. Montoya Nursery my whole life, but I visited it for the first time just a few weeks ago. It is a family owned and operated wholesale nursery, mostly catering to landscape contractors. But if you know what you want, there is an enormous selection at a great price! Our 8200 square foot property benefited greatly with hearty healthy plants from here.
As we worked on the finishing touches to prepare the house for market, we contacted my favorite window washer to make all 22 windows shine! If you are local to Orange County, I highly recommend Ismael Morales to clear up your view of the outside world. He is thorough, efficient and affordable.
It’s hard to believe we did it and we are now done. We learned so much about teamwork, how to prioritize projects, when to listen, and when to take charge. The best news is my brothers and I are still speaking to one another, and we continue to work together for the selling phase of this project. Click here for the listing link. We love the transformation and hope you appreciate it as well.
If you know of anyone hoping to buy in our area, please forward the link. If you’d like our team to help you with a home to sell, or renovate and then sell, come visit me over at FirstHomeEd.com and let’s get started.
So many good things to come,
Diana Cohen
